Marketing strategy

To achieve the best result, which means the right rent with minimal vacancy, requires experience and a thorough knowledge of the market. Completing a CMA is an essential part of setting the best possible price for the property. Our agents have experience in the marketing of rental properties and areas to focus on to drive interest in the location. Listings are advertised on leading platforms and our agents carefully curate descriptions and marketing images to showcase the property effectively. 

Maintenance

The key to maintaining a property is to be proactive. Typically, properties are reactively managed, and issues are addressed as and when they arise. Bayleys understands how properties need to be maintained and can advise clients on where and what to do. We utilise leading SaaS products to effectively manage work orders and Bayleys has exceptional relationships with expert contractors across the country.

Arrears

On a daily basis, property managers check arrears and communicate effectively with tenants. Bayleys has a strict policy and procedure with the management of arrears to mitigate lost income for owners. We also know our clients and treat each tenant with respect and care.

Tenant selection

Bayleys optimise leading SaaS products to capture all enquiries, establish viewings and fast-track the application process. Our property managers are experienced in all aspects of the viewing process, such as the Privacy Act 2020, to ensure the user-experience, throughout the entire process is seamless. 

Financial management

On a monthly basis, property managers are required to check manage and facilitate the processing and payment of hundreds of invoices. Using leading OCR technology, Bayleys has a robust process in place, backed by an experienced financial team to maintain a high-level of accuracy to ensure clients are paid on time, every month.  

Vacancy

Using our management software; we ensure data is maintained and updated regularly to maintain a high-level of accuracy and oversight of the portfolio. We know well in advance if people will be moving which provides time and scope to conduct a successful marketing campaign. Our goal is to maintain a vacancy of less than 1% which means we give ourselves no more than 4 days between tenancies. To achieve this goal, requires skill, planning, robust procedures, and effective communication. 

Client induction

Client induction is an area of focus and an area often overlooked by many operators. Bayleys agents ensure that tenants are familiarised with the property and our processes as they move in which helps to mitigate potential challenges in the future. Owners are set up with the online portal to view and access information about their property so there is a high-level of transparency going forward.

Inspections

On any given week, a property manager will spend 50-60% of the working week conducting and following up on inspections. With such a large proportion of time allocated to one area, Bayleys have introduced leading software to maintain accurate records and reporting for all stakeholders. Inspections need to be done on time and regularly to meet owners insurance policies and to keep on top of maintenance. 

Rent reviews

On average up to 50% of rental properties are below market rent. There are driving factors behind this; however, with accurate data and a thorough understanding of the market, we will work with owners and tenants to continue to meet market rent for the property.
